What this cluster covers
Two things move at once in property: the deadline and the measuring stick. These articles cover both. A 2030 target whose definition changes in the same year, a gas bill that gains a component most budgets do not carry yet, an ESG figure an asset manager cannot defend when asked how it was produced, and a retrofit calculation that does not survive contact with the building itself. What links them is that the numbers are produced long before anyone has to stand behind them. A business case built on standard assumptions looks fine until somebody measures the actual building. Written for owners, asset managers and advisors who will be asked to defend a figure they inherited.
The EPBD solar obligation, and why your national deadline looks a year later
Article 10 of the recast EPBD sets seven dated solar deadlines between 2026 and 2030. Germany's schedule runs 2027 to 2031 and is the same obligation counted from the other end. Here is the EU floor, and where national law still decides.
Read →The ESG number your asset manager can't defend
Every real estate operator produces an ESG number once a year. Almost none can defend it line by line when an investor's due-diligence team starts pulling threads. Why the number falls apart under scrutiny — and how to make it reproducible from the meter.
Read →The retrofit ROI model that doesn't survive the building
Every retrofit decision — insulation, heat pump, solar — comes with an ROI model, and almost all of them run on regional averages. That's where retrofit money quietly dies. Why the model breaks against the actual asset, and how to build one from the meter.
